The Motor Parkway contributed to the growth of Long Island by providing a means to access vast parts of the island just beginning to be developed. Real estate developers often mentioned the Parkway in their ads as a way to attract speculators and home buyers. Some proved correct, however some proved incorrect in areas in which the Motor Parkway never made its way to (e.g., Riverhead).
